1. Definitions
In these Terms and Conditions:
- "Beaconinssties," "we," "us," or "our" refers to Beaconinssties property rental services
- "Client," "you," or "your" refers to the individual or entity renting a property through our services
- "Property" refers to any residence listed and made available through our services
- "Rental Period" refers to the agreed-upon dates for property occupancy
- "Agreement" refers to the rental contract formed between you and Beaconinssties
2. Acceptance of Terms
By accessing our website, making an inquiry, or booking a property through Beaconinssties, you agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.
You must be at least 18 years of age to enter into a rental agreement with us. By booking a property, you represent that you meet this age requirement and have the legal capacity to enter into binding contracts.
3. Property Rental Services
3.1 Service Description
Beaconinssties provides property rental services for short-term and medium-term stays in Bangkok and surrounding areas. Our properties are categorized as City Panorama Apartments, Mountain Overlook Villas, and Peninsula Vista Estates.
3.2 Property Information
We make reasonable efforts to provide accurate information about properties, including descriptions, photos, amenities, and viewing characteristics. However, we do not guarantee that all details will be completely accurate or current. Properties may vary slightly from descriptions due to maintenance, updates, or seasonal conditions.
3.3 Availability
Property availability is subject to confirmation. Inquiries do not constitute confirmed bookings until we provide written confirmation and payment has been received.
4. Booking Process
4.1 Inquiry and Consultation
Clients submit inquiries through our website, email, or phone. We discuss requirements, preferences, and recommend appropriate properties based on stated needs.
4.2 Booking Confirmation
Bookings are confirmed upon:
- Agreement on property, dates, and pricing
- Receipt of required deposit or full payment
- Written confirmation from Beaconinssties
4.3 Information Accuracy
Clients are responsible for providing accurate information regarding group size, rental dates, and special requirements. Inaccurate information may result in additional charges or booking modifications.
5. Payment Terms
5.1 Pricing
Rental rates are quoted in Thai Baht (฿) and are subject to the pricing current at the time of booking. Rates may vary based on rental duration, season, and property category.
5.2 Payment Schedule
- Deposit of 50% required to confirm booking
- Remaining balance due 30 days prior to rental start date
- Bookings made within 30 days of rental start require full payment
5.3 Payment Methods
We accept bank transfers, credit cards, and other payment methods as specified during booking. Payment processing fees may apply.
5.4 Security Deposit
A refundable security deposit may be required for certain properties. The deposit amount and refund conditions will be specified in the rental agreement.
6. Cancellation and Refund Policy
6.1 Client Cancellation
- Cancellations 60+ days prior to rental: Full refund minus 10% administrative fee
- Cancellations 30-59 days prior: 50% refund of total rental cost
- Cancellations 15-29 days prior: 25% refund of total rental cost
- Cancellations less than 15 days prior: No refund
6.2 Beaconinssties Cancellation
In the unlikely event we must cancel your booking due to property unavailability or unforeseen circumstances, we will provide full refund of all payments received or offer alternative properties of comparable quality.
6.3 Early Departure
No refunds are provided for early departure or unused rental periods once the rental has commenced.
7. Client Responsibilities
7.1 Property Care
Clients agree to:
- Treat the property with reasonable care
- Use the property only for residential purposes
- Not exceed the maximum occupancy stated in the rental agreement
- Comply with property rules and building regulations
- Report any damage or maintenance issues promptly
7.2 Prohibited Activities
The following are prohibited:
- Illegal activities of any kind
- Excessive noise or disturbances
- Smoking in non-smoking properties
- Pets without prior written approval
- Unauthorized parties or events
- Subletting or assignment of the rental
8. Liability and Insurance
8.1 Property Damage
Clients are liable for damage to the property or its contents caused during their rental period, whether intentional or accidental. Repair or replacement costs will be deducted from the security deposit or billed separately.
8.2 Personal Belongings
Beaconinssties is not responsible for loss, theft, or damage to clients' personal belongings. We recommend obtaining appropriate travel insurance.
8.3 Personal Injury
Clients use property facilities at their own risk. Beaconinssties is not liable for personal injury except where caused by our negligence.
8.4 Force Majeure
We are not liable for failure to fulfill obligations due to circumstances beyond our reasonable control, including natural disasters, government actions, or other force majeure events.
9. Limitation of Liability
To the maximum extent permitted by Thai law:
- Our total liability shall not exceed the total rental fees paid for your booking
- We are not liable for indirect, consequential, or incidental damages
- We do not guarantee uninterrupted access to properties or services
- Property descriptions and photographs are provided as general guidance only
10. Intellectual Property
All content on our website, including text, images, logos, and property descriptions, is owned by Beaconinssties or licensed to us and protected by copyright and trademark laws.
You may not reproduce, distribute, or create derivative works from our content without written permission.
11. Privacy
Our collection and use of personal information is governed by our Privacy Policy. By using our services, you consent to our privacy practices as described in that policy.
12. Dispute Resolution
12.1 Governing Law
These Terms and Conditions are governed by the laws of Thailand.
12.2 Jurisdiction
Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Bangkok, Thailand.
12.3 Informal Resolution
We encourage clients to contact us first to resolve any disputes informally before pursuing legal action.
13. General Provisions
13.1 Entire Agreement
These Terms and Conditions, together with your rental agreement and our Privacy Policy, constitute the entire agreement between you and Beaconinssties.
13.2 Severability
If any provision is found to be unenforceable, the remaining provisions will continue in full force.
13.3 Waiver
Our failure to enforce any right or provision does not constitute a waiver of that right or provision.
13.4 Assignment
You may not assign your rights or obligations under these terms without our written consent.
13.5 Notice
Notices to Beaconinssties should be sent to [email protected]. We will provide notices to you at the email address provided during booking.
14. Changes to Terms
We reserve the right to modify these Terms and Conditions at any time. Changes will be effective when posted on our website. Bookings made before changes take effect will be governed by the terms in place at the time of booking.
Continued use of our services after changes are posted constitutes acceptance of the modified terms.
